This three-day, in-person class will help individuals confidently enter the commercial sector of the inspection industry. In a series of lectures and class discussions, students will learn about the most significant differences between commercial and residential inspections, ranging from business practices to building systems and components. Students will also perform an entire mock inspection of the training facility.

Business Practices Session

The business practices session will teach inspectors how to start and operate a commercial property inspection business. Students will walk away with practical knowledge to use in the field and sample agreements, proposals, reports, and other business documents. The main topics covered include the ComSOP, setting a fee schedule, writing proposals, narrating reports, marketing for commercial property inspections, landing repeat business, and other insider tips to start landing outrageously profitable jobs.

Systems and Components Sessions

The systems and components sessions provide a general overview of technical information specific to commercial buildings. It reviews several systems outlined in Section 6 Walk-Through Survey of the ComSOP that should be evaluated during an inspection, including roofing, exterior, HVAC, plumbing, electrical, life safety, and cooking areas. Students will learn how to take inventory of building systems and components, identify common deficiencies, and determine if a specialty consultant is needed for a more in-depth assessment.

Mock Inspection

The class will perform a mock inspection of the training facility in adherence to the ComSOP, including all of its systems and components. This exercise provides hands-on experience and allows students to ask the instructor about actual items they will come across in the field.

The House of Horrors® is an entire house with a thousand defects purposely built in. Inspectors can practice performing home inspections in the House of Horrors® to advance their inspection knowledge and skills. Students will receive a Certificate of Completion for completing this class. It is approved for InterNACHI® continuing education credits. Upon successful completion, students will be able to:

  • Implement business strategies to better compete in the commercial inspection industry, improve your safety, and reduce your liability.
  • Take inventory of building systems and components and determine if a specialty consultant is needed for a more in-depth assessment.
  • Effectively work with specialty consultants and communicate your findings with your clients.

The class is a series of lectures and class discussions. We cannot provide a copy of our PowerPoint slides, but you will receive your own binder containing relevant class materials.
