Curriculum Overview

Commercial electrical systems vary in design and capacity depending on building needs. This course introduces the electrical systems commonly found in commercial buildings and the procedures used to inspect them. You’ll learn how electrical service enters a building, how power is distributed through service equipment and disconnects, panelboards, switchboards, switch gear, transformers, and branch circuits, and how these components support other building systems. The course explains key commercial electrical concepts relevant to inspectors, including single-phase and three-phase power, grounding and bonding, equipment clearances, commercial receptacles, outlets and lighting, and interpreting equipment labels.

You’ll also learn the core differences between commercial and residential electrical systems and inspections. Inspection procedures, safety practices, and commonly reported conditions are covered throughout. The course also reviews lightning protection systems, generators, and alternative power sources. All material is presented within the context of the International Standards of Practice for Inspecting Commercial Properties (ComSOP) inspection scope, with building codes and standards such as the NEC and NFPA provided for context.

Learning Objectives

Upon successful completion of this course, the student will be able to:

  • Apply the ComSOP inspection scope to commercial electrical inspections.
  • Apply safe practices and use appropriate tools when performing commercial electrical inspections.
  • Explain the differences between commercial and residential electrical systems.
  • Explain the difference between single-phase and three-phase power designs.
  • Read equipment labels and trace the electrical service through distribution to verify the building’s intended design and identify inconsistencies.
  • Inspect and report on the condition of the service entrance, main service equipment and disconnects, panelboards, switchgear, switchboards, transformers, and branch distribution components.
  • Apply an understanding of working space and dedicated space requirements.
  • Identify common issues and create equipment schedules for reporting on electrical systems.
  • Recognize different types of commercial outlets, receptacles, and lighting systems.
  • Apply an understanding of lightning protection systems, generators, and other supplemental electrical equipment used in commercial buildings.
