Goal
The goal of this course is to demonstrate how to inspect three different property types and complete the pricing, proposal, inspection, and reporting process for each.
Objectives
Upon successful completion of this course, the student will be able to:
- complete the six-step pre-inspection process, from initial client inquiry to booking the inspection;
- customize the inspection scope and procedures based on client needs and property type;
- follow the ComSOP to perform thorough inspections on different types of commercial properties;
- identify and document key deficiencies across critical building systems and components in the inspection report; and
- recognize and address common issues specific to restaurants, large office buildings, and refrigerated warehouses.
Overview
Learn how to navigate the pre-inspection process and confidently land your next commercial property inspection. This course will guide you through the entire process, from pre-inspection to performing the inspection and producing the final report for three different property types, including a restaurant, a large office building, and a refrigerated warehouse.
Pre-Inspection Process
With a focus on a six-step pre-inspection process, this course guides you through every stage needed to successfully complete your inspection. Students will follow a six step pre-inspection process for each property with a mock client scenario.
The six steps covered include:
- responding to the initial inquiry from a prospective client;
- performing preliminary research on the property;
- determining your inspection fees;
- conducting a client interview;
- creating and sending your proposal; and
- booking the inspection.
Each property and mock client scenario introduces unique aspects that influence the pre-inspection process differently. There are downloadable resources available for each property for collecting client information, calculating your fee, and producing your proposal.
Inspecting and Reporting
Next, students can watch a series of videos to follow along with the inspection of each property. These videos cover the inspection process of critical building systems and components, as well as aspects unique to each property. The inspection process is based on the ComSOP.
Additionally, a downloadable inspection report is provided for each property, allowing students to review how items and issues identified during the inspection are documented in the report.
