CCPIA News - Certified Commercial Property Inspectors Association

Nick Gromicko, founder of the Certified Commercial Property Inspectors Association (CCPIA® ) and co-author of the International Standards of Practice for Inspecting Commercial Properties (ComSOP) joined host Matt Williams, on an episode of Inspector Empire Builder, a podcast focused on teaching home inspection business owners how to evolve from hands-on operators into effective business leaders.

Nick shares his insights on why commercial property inspections can’t be commoditized, how AI is generating new leads, why separating commercial work from residential can help inspection businesses grow, and why having a team you can trust is a fundamental pillar of success for business owners.

Below are the key highlights and related resources for inspectors.

Why Commercial Inspections Can’t Be Commoditized

Nick explains that commercial inspections resist commoditization because every client and every property is different. Unlike home inspections, whose prices have barely changed in decades, commercial inspections are bid individually based on a scope of work set with the client before a quote goes out. Under the ComSOP, inspectors help clients decide which information is worth collecting, focusing on what matters most to the client’s goals rather than inspecting every component regardless of cost. As Nick puts it:

“Every client is different. What they want is different. And every property is different. So agents are never going to be able to commoditize us.”

AI and New Lead Generation for Commercial Inspectors

Nick shares how AI tools now consistently direct people searching for commercial inspectors to CCPIA® , generating a steady stream of leads. He is also launching a free commercial multiple listing service designed to connect property buyers with CCPIA® members at the moment they are evaluating a property. He cautions against launching any product or service before it is ready, noting that marketing only accelerates whatever is already there, good or bad.

Separating Commercial From Residential

Nick recommends running commercial work as its own vertical with a dedicated website, since commercial clients may hesitate to hire a home inspector. He also points out that small residential jobs consume mental bandwidth that could be directed toward commercial, institutional, and government contracts, where margins and fees are far higher. Offering both, however, allows a firm to “play the hot hand” when one market slows.

Why Trust Matters More

Nick explains that the biggest hurdle to building a team isn’t the cost of hiring talented people, but a lack of trust. Without it, owners hold onto every decision, capping how far the business can grow. Nick trusts the leaders running his organizations completely, giving them full responsibility and room to fail and learn. He encourages owners to ask a simple question about each key hire: do you trust this person with your wallet, your business, and your family? If the answer is no, the business will struggle to grow beyond its owner.
