Curriculum Overview

Cast-in-place and precast concrete are the most common construction methods used for parking structures. First, you’ll learn the core differences between these structures and how they impact inspections. From there, the course focuses specifically on precast concrete parking structures, including structural design, structural members, connection details, condition assessments, and maintenance practices.

Included is a series of videos providing a walk-through of a precast parking structure, where you’ll get an up-close look at the common structural members and conditions that can impact structural stability, functional performance, and overall lifespan of the structure. Throughout the course, you’ll learn how to apply the International Standards of Practice for Inspecting Commercial Properties (ComSOP) to parking structure inspections, ranging from fire and life safety to drainage, accessibility, and reporting visible property conditions.

Learning Objectives

Upon successful completion of this course, the student will be able to:

  • Describe the core differences between cast-in-place and precast parking structures and how they affect maintenance and deterioration patterns;
  • Determine whether a parking structure is cast-in-place or precast.
  • Describe the load path, volume-change forces, and structural systems and apply this understanding to assessing property conditions.
  • Identify and inspect precast concrete structural members, including double tees, beams, columns, ramp walls, and shear walls.
  • Define the structural conditions, environmental conditions, and chemical reactions that adversely affect precast parking structures.
  • Identify potential connection issues, cracking requiring attention, and deteriorating conditions, and determine their severity and priority for an inspection report.
  • Understand common repair methods and identify signs of major past repairs.
  • Explain routine and preventative maintenance programs for precast parking structures.
  • Evaluate existing maintenance conditions and apply an understanding of common maintenance tasks and corrective actions.
  • Apply the ComSOP to precast parking structure inspections, including fire protection, occupant safety, mechanical, electrical, plumbing, drainage, and accessibility.
