Pricing, Proposals, and Inspection Walk-Through Basics Online Course

This course walks through the pre-inspection process and on-site inspection for a restaurant, office building, and warehouse. Each includes a mock client and job, the inspection fee and proposal process, a full inspection video, and a sample report. This course introduces core pre-inspection procedures, pricing methods, and on-site inspection tips, and sets the foundation for more advanced pricing and proposal strategies covered in other courses.

You will follow a six-step pre-inspection process for each mock client scenario to set scope, align pricing, and handle client communication to book the inspection. The six steps covered include:

1. responding to the initial inquiry from a prospective client;
2. performing preliminary research on the property;
3. determining your inspection fees;
4. conducting a client interview;
5. creating and sending your proposal; and
6. booking the inspection.

Each property and mock client scenario introduces unique aspects that influence the pre-inspection process differently. There are downloadable resources available for each property related to collecting client information, calculating your fee, and producing your proposal.

Next, follow along during the inspection of each property, including assessing roofs, exterior areas, HVAC, plumbing, electrical, interiors, and life safety features. These videos cover essential procedures and provide a real-world view of what to expect during a commercial property inspection. The inspection process is based on the ComSOP baseline scope. A downloadable inspection report is provided for each property, allowing you to review how items identified during the inspection are documented.

Upon successful completion of this course, the student will be able to:

• complete the six-step pre-inspection process, from initial client inquiry to booking the inspection;
• customize the inspection scope and procedures based on client needs and property type;
• apply the introductory pricing methodologies and proposal practices for different scopes and property types;
• follow the ComSOP to perform thorough inspections on different types of commercial properties;
• identify and document key deficiencies across critical building systems and components in the inspection report; and
• recognize and address common issues specific to restaurants, large office buildings, and refrigerated warehouses.
