The preliminary walk-through survey is the quintessential procedure for gaining an advantageous position in the inspection process right from the start. The preliminary walk-through is an informal initial survey of the entire property. Its purpose is to familiarize yourself with the subject property and to identify potential issues. We are looking for items related to:
- Hidden spaces
- Safety issues
- Moisture issues
- Access issues
- Plumb, level, square, and straight
Moisture stains are commonly found during the preliminary walk-through survey. Identifying these stains before ascending to the roof gives inspectors a better opportunity to pinpoint the source or origin point on the roof. This is a quick but purposeful procedure. Depending on the subject property size and complexity, it should take more than 10-15 minutes.
